Summary

The Building Services Manager is responsible for management of the maintenance, repair and general cleaning of the administrative office facilities and parking structures to ensure that the campuses remain safe and functional. The incumbent in this position will be working internally with various departments and service providers.

Essential Duties

  • Assumes responsibility for planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems
  • Performs minor on-site repairs to damaged or broken equipment and oversees all maintenance and repair of the facilities performed by maintenance crews; Inspects, supervises, evaluates and provides final approval of the work performed by maintenance crews Inspects all building systems, i.e. mechanical, electrical, laboratory mechanical systems, building structural components, and overall aesthetics of the buildings to ensure that mechanical rooms and other assigned work spaces within the zone are maintained in a safe and organized manner
  • Assists Safety and Risk Management department and other department representatives in inspection and compliance activities
  • Plans and manages facility central services such as cleaning, groundskeeping, vending, waste disposal and parking
  • Coordinates intra-office moves
  • Manages key distribution/control
  • Oversees proper set up and tear down for meetings/events and manage audio visual support
  • Assists building occupants with coordinating the disposal of surplus equipment and materials
  • Maintains vendor relationships
  • Implements programs and provides leadership including building advisory group
  • Advises people on utility efficiency and sustainability issues
  • Assists in interviewing and recommending competent personnel for open positions
  • Performs other duties as assigned by the appropriate administrator

Required Education

High School Diploma or GED equivalent

Certification/Licensure

State License in technical area desired (e.g., Warm Air, Electrical, Plumbing)

Experience Qualifications

Minimum of 5 years of facilities maintenance and operations management experience required; Minimum of 5 years of commercial or institutional real estate maintenance preferred; Experience with SAP or other major Enterprise system preferred

Knowledge/Skills/Abilities

  • Proven success in maintaining various building systems including electrical, HVAC, plumbing and related equipment
  • Knowledge of uniform building codes, fire codes, ADA, OSHA preferred
  • Basic computer skills (Microsoft Word, Excel, Project, PowerPoint, Project, AutoCAD, and other related software)
  • Ability to work well with others and interact positively with both internal and external customers.
  • Ability to work with minimal supervision, meet deadlines, prioritize assignments, communicate and provide updates relative to the progress of the work
  • Must be able to clearly express ideas, communicate well both verbally and written, ask questions, and listen to others
  • Must be detail oriented, well organized, and have the ability to manage time and multiple projects to achieve required results
  • Must be able to perform responsibilities with a sense of urgency to meet the needs of others, respond to solve problems, and willing to accept a variety of tasks to perform
  • Must be able to define problems, establish facts and draw conclusions
  • Must be a professional team player with a high level of positive energy and a can do approach in all activities

  • Normal office environment

Physical Demands

  • Routine physical activities include working in ambient room temperatures, lighting, and traditional office equipment as found in any typical office environment as well as mechanical rooms, including outside extremes for building maintenance
  • Individuals may need to work in uncomfortable or rigorous positions for long periods of time in performance of maintenance tasks
  • Must be able to climb ladders and work on flat roof surfaces
  • May have to lift up to 50 lbs.
